Never buy the place you are going to live in.

You shouldn't pick a place to live because the property itself is a great investment.

You should pick a place based on: proximity to work, schools for you kids, convenience for shopping, nice neighbourhood, affordable, etc.  Once you've found an area that meets these desires, then rent a home there.

Buy a place that has a great investment value and rent it out.  If it's in an expensive neighbourhood (outside your affordability), then partner with someone else to purchase it.

Am I missing something here?

no, rent a place with all the great characteristics without consideration for the market potential of the property and buy a place with 100% consideration for market potential.

What if the place is close to work and all that, but you have no ideas about investment potential.  It seems insanely expensive, just like it did last year (10% lower), and five years ago (at half price).

then you shouldn't be buying.  investing without an idea of the investment potential is a good way to lose your money!

What the OP is saying is don't buy, rent, and invest the surplus elsewhere, except he isn't offering you a choice about what you invest in.
